New investors sometimes ask, “When is the best time to list your property for sale?” and the answer is “Now.” There may be a better time of years in some regions, think the Great Lakes in January for instance, but there isn’t necessarily one time that’s better than any other.

For instance, in thewhen is the right time to build spring and early summer you may hear that it’s the best time to sell your real estate because there are a lot of buyers in the market and buyers also hear that same message and look for homes for sale at the same time because, well, that’s when sellers usually put their homes on the market.

And that’s true in most regards especially so for families who want to make a move between spring and fall semesters and other factors but when you’re building a new home on your own when is the best time to start building and when is the best time to list it for renting or for sale?

Obviously during the throes of winter there will be weather delays so that needs to be addressed but that’s the obvious factor. That aside, let’s say you are ready to start construction and have the ability to start the project once you’re ready to go. If you’re going to rent the home and keep it or whether you’re going to sell the property for a profit, the time to list the home for sale or rent is right now. As in, there’s no need to wait until you’re finished or even halfway finished.

You don’t need glossy photos to list your home for rent or sale but you do need drawings and a description. As you begin construction, it’s time to let the world know the home is an investment property and will be available to sell/rent at a future date and all offers are welcomed during construction. You will find that potential buyers/renters will begin driving by your project to check it out and soon you’ll have a contract in hand. There’s nothing better for a real estate investor than to have a contract on a house at the ideal price before the project is even completed.
